Board of Directors Meeting

Clubhouse – 3149 Bridgehampton Lane
7 P.M.
The meeting was called to order at 7 P.M. followed by the Pledge of Allegiance to our Flag. Board members in attendance were Nick Miokovic, Matt Inman, Tony Swiontek, Jen Webster, Janice Lancaster and Ron Gulasa, CAM. Corey Hill did not attend the meeting. There were 8 additional attendees present for the meeting. (BOD members Jen Webster and Matt Inman attended via ZOOM Internet Access.)
Received the following items in the Board of Directors’ packages: Agenda, Meeting Minutes for May 19, 2020, Treasurer’s Reports for June 16, 2020 and July 21, 2020, Office Manager’s Report for July 21, 2020, Financial Statements for May 31, 2020 and June 30, 2020 and bank reconciliations for Money Market and Operating Account for May 31 and June 30, 2020.

The Treasurer’s report was presented by Janice Lancaster for approval.

The Treasurer’s report was presented by Janice Lancaster for approval.

- Manager’s Report – Ron Gulasa, CAM
A motion was made by Janice Lancaster to accept the Manager’s Report as presented, seconded by Tony Swiontek; 5 for; none opposed; report adopted.
Committee Reports:
- ARC Committee Activity: There were nine ARC Requests from May 2020 to July 2020. They are as follows: 4 replace roof, 2 replace fence, 2 replace windows, and 1 paint house.
- Lake/Landscape Committee Activity: Several piles of debris of tree limbs have been reported along Ashford Blvd. Landscape vendor will be notified and removal requested.
- Newsletter Committee Activity: Newsletter is expected to be out this next week.
- Tech Committee Activity: Nick is researching electronic voting for our community
- Social Committee Activity: Nothing to report.
- Declaration Bylaw Committee Activity: Nothing to report.
- Clubhouse Interior Committee Activity: Nothing to report.
- Compliance Committee Activity: Nothing to report.
- Budget Committee Activity: Janice reminded all BOD members that the 2021 Budget process will begin in August. She asked that anyone wanting to submit projects for funding, submit them to the office as soon as possible. Nick mentioned a “Tot Lot playground”.
- Emergency Preparedness Committee: Nothing to report.
Old Business:
- Clean-up Lakeshore – Bids – Tabled
- Hand sanitizer stations – looking for 3 to 4 for clubhouse / pool area.
A motion was made by Nick Miokovic to approve up to $150.00 for two wall mounted units that includes 6 refills; seconded by Matt Inman; 5 for; none opposed; motion adopted.
New Business:
- Tennis Court Repairs
A motion was made by Nick Miokovic to approve up to $8,000.00 for Advantage Courts to repair the tennis courts; seconded by Matt Inman; 5 for; none opposed; motion adopted.
- Landscape – Entrances
A motion was made by Nick Miokovic to approve up to $600.00 to landscape the entrances on Bridgehampton Lane entry corners; seconded by Matt Inman; 5 for; none opposed; motion adopted.
- Remove dead pine trees and trim palm trees on property.
A motion was made by Nick to approve up to $1,800.00 to remove dead pine trees and trim palm trees on property (Bladerunners’ Bid); seconded by Matt Inman; 5 for; none opposed; motion adopted.
- Cypress Tree Roots Concerns: Tabled
- Homeowners Questions and Concerns: Homeowner shared information regarding cypress knee issue that she obtained from the City of Orlando. Appreciation for trimming the hedges in the clubhouse’s parking lot was expressed. New homeowners introduced themselves. Questions regarding A/C drain line placement under a home’s slab or in the utility right of way was discussed. The four new picnic tables are assembled and ready for use.
