The meeting was called to order at 7:08 P.M. followed by the Pledge of Allegiance to our Flag. Board members in attendance were Nick Miokovic, Tony Swiontek, Tanya Fei, Terry Schlichenmaier, Janice Lancaster and Ron Gulasa, CAM. Corey Hill and Jen Webster did not attend the meeting. There were three additional attendees present for the meeting.
Received the following items in the Board of Directors’ packages: Agenda, Meeting Minutes for January 18, 2022, (no meeting Minutes February 15, 2022 – Meeting Cancelled); Treasurer’s Report for February 15, 2022, Treasurer’s Report for March 15, 2022, Manager’s Report for February 15, 2022, Manager’s Report for March 15, 2022, Financial Statements for January 31, 2022, and bank reconciliations for Money Market and Operating Accounts – January 2022, Financial Statements for February 28, 2022 and bank reconciliations for Money Market and Operating Accounts – February 2022.

Committee Reports:
ARC Committee Activity: There were 12 ARC Requests from January 18, 2021 to March 15, 2022. They are as follows: 4 paint house; 6 replace roof; 1 replace windows and 1 pavers for driveway.
Lake/Landscape Committee Activity: The new landscape vendor started March 1, 2022. He is busy reviewing the property and developing maintenance plan assisted by the CAM.
Newsletter Committee Activity: Newsletter will be published this month.
Tech Committee Activity: Nothing to report.
Social Committee Activity: Looking into having quarterly events for our Association. Update to follow at next meeting.
Declaration Bylaw Committee Activity: Tony Swiontek was appointed new Chairman of this committee.
Clubhouse Interior Committee Activity: Nothing to report.
Compliance Committee Activity: Nothing to report.
Budget Committee Activity: Nothing to report.
Emergency Preparedness Committee: Nothing to report.
Electronic Voting Committee: Janice Lancaster resigned from this committee.

Reactivation of Late Fees – Quarterly Assessments
A motion was made by Nick Miokovic to continue suspension until October 1, 2022; seconded by Tony Swiontek; 5 for; none opposed; motion adopted.
CAM Summer Hours
A motion was made by Nick Miokovic to allow the CAM to work 4 six hour days, Monday through Thursday weekly, with no office hours on Fridays, beginning the week of March 28, 2022; seconded by Tony Swiontek; 5 for; none opposed; motion adopted.
Homeowners Questions and Concerns: Homeowner reported experiences with local roofing companies and time required to get a roof replacement. Suggestion submitted to BOD for quarterly events for homeowners. Cleanup of shrubbery along our lakeshores was discussed. The Board recommended that owners contact the City of Orlando for clarification of rules and regulations regarding lakeshore cleanup before proceeding. This will eliminate the possibility of the City of Orlando issuing fines for any homeowner cleaning up their property’s shoreline.
