7 P.M. 

  

The meeting was called to order at 7 P.M. followed by the Pledge of Allegiance to our Flag.  Board members in attendance were Nick Miokovic, Matt Inman, Tony Swiontek, Jen Webster, Janice Lancaster and Ron Gulasa, CAM.  Corey Hill was unable to attend the meeting.  There were three additional attendees present for the meeting. 

Received the following items in the Board of Directors’ packages:  Agenda, Meeting Minutes for July 21, 2020Treasurer’s Report for August 18, 2020, Manager’s Report for August 18, 2020, Financial Statements for July 31, 2020 and bank reconciliationfor Money Market and Operating Accounts.  

Received at the meeting:   Nothing.

Meeting Minutes for July 21, 2020    

A motion was made by Nick Miokovic to accept the July 21, 2020 Meeting Minutes as presented; seconded by Jen Webster; 4 for; none opposed; motion adopted.    

Treasurer’s Report August 18, 2020: 

The Treasurer’s report was presented by Janice Lancaster for approval.   

A motion was made by Nick Miokovic to accept the Treasurer’s Report for August 18, 2020 as presented; seconded by Jen Webster; 4 for; none opposed; report adopted.

Manager’s Report – Ron Gulasa, CAM      

A motion was made by Nick Miokovic to accept the Manager’s Report as presented, seconded by Jen Webster; 5 for; none opposed; report adopted.   

 Committee Reports: 

  • ARC Committee Activity  There were seven ARC Requests from July 21, 2020 to August 18, 2020.  They are as follows:   4 replace roof; 1 replace fence; 2 paint house.  
  • Lake/Landscape Committee Activity:   CAM is working with landscape vendor to complete items approved for action for our community.     
  • Newsletter Committee Activity:    The newsletter will be generated and published next week.    
  • Tech Committee Activity:     Set of four replacement ink cartridges have been purchased and delivered to the office.     
  • Social Committee Activity:  Nothing to report.    
  • Declaration Bylaw Committee Activity:  Nothing to report.    
  • Clubhouse Interior Committee Activity:  Nothing to report.    
  • Compliance Committee Activity:  Nothing to report.      
  • Budget Committee Activity:  The budget for 2021 is being worked on to be presented to the Board of Directors in September 2020.  If you have any projects, please get them to the office manager as soon as possible for consideration.     
  • Emergency Preparedness Committee:  Nothing to report.

  • Clean-up Lakeshore – Bids – Tabled.

  • Tennis Court Repairs – Re-enforce parameters with rocks and add mulch.   

A motion was made by Janice Lancaster to approve up to $2,300.00 for reinforcement of the tennis courts and adding mulch on the parameter; seconded by Jen Webster; 5 for; none opposed; motion adopted.   

  • Mulch clubhouse, tennis courts and pool areas where needed.   

A motion was made by Janice Lancaster to approve up to $1,800.00 to mulch the clubhouse, tennis court and pool areas where needed; seconded by Matt Inman; 5 for; none opposed; motion adopted.   

  • Replace dead shrubs front of clubhouse.   
  • A motion was made by Nick Miokovic to approve up to $500.00 to replace the dead shrubs in front of the clubhouse; seconded by Matt Inman; 5 for; none opposed; motion adopted.    
  • Additional doggie waste stations.   

A motion was made by Nick Miokovic to approve $278.76 for two additional doggie waste stations; seconded by Jen Webster; 5 for; none opposed; motion adopted.   

  • Electronic Voting Annual Meeting October 2020  

Nick Miokovic presented the information regarding electronic voting for Bryn Mawr’s Annual Meeting.  The project will be targeted for the 2021 Annual Meeting.  Additional information will be presented at a later date.    

  • Suspend Clubhouse Rentals through December 31, 2020 – COVID 19 

A motion was made by Nick Miokovic to suspend Clubhouse Rentals until further notice; seconded by Matt Inman; 5 for; none opposed; motion adopted.  

  • Waive 4th Quarter late fees. 

A motion was made by Matt Inman to waive the 4h Quarter late fees; seconded by Tony Swiontek; 5 for; none opposed; motion adopted.   

  • Homeowners Questions and ConcernsNone.
