Board of Directors Meeting
August 16, 2016
Clubhouse – 3149 Bridgehampton Lane
7 P.M.
The meeting was called to order at 7 P.M. followed by the Pledge of Allegiance to our Flag. Board members in attendance were Nick Miokovic, Matt Inman, Tom Landon, Janice Lancaster and CAM / Office Manager – Paul Anderson. Linda Smith did not attend the meeting. There were three additional attendees present for the meeting.
Received the following items in the Board of Directors’ packages: Agenda, Meeting Minutes for July 19, 2016, Treasurer’s Report, Office Manager’s Report for August 2016, Delinquents & Foreclosure Report, Current Conditions of Delinquent Accounts, sample collection letter, OUC Bills – Comparison, Budget 2016, bids for clubhouse tile cleaning, All Phase Electric Bid for additional lighting, Proposal for Janitor / Handyman position, Financial Statements for July 31, 2016, Bank Reconciliation Worksheets, and the Schedule of Reserve Activity.
Received at the meeting: Nothing
Homeowners Questions and Concerns: Resident expressed concerns regarding a recent clubhouse rental that kept the doors open and the A/C running. Suggestion to use Algerian Ivy as a ground cover plant for areas that are currently under consideration was made.

A motion was made by Matt Inman to accept the July 19, 2016 Meeting Minutes as presented; seconded by Nick Miokovic; 3 for; 1 abstained (Tom Landon); motion adopted.
Treasurer’s Report:
The Treasurer’s report was presented by Janice Lancaster for approval.
A motion was made by Tom Landon to accept the Treasurer’s Report as presented; seconded by Matt Inman; 4 for; none opposed; report adopted.
Manager’s Report
The Manager’s Report was presented by Paul Anderson for approval. Paul found that the emergency lights for the clubhouse interior are not operational. He will have the backup checked out and corrected. The fire extinguisher in the clubhouse is due for inspection.
A motion was made by Tom Landon to accept the Manager’s report as presented; seconded by Matt Inman; 4 for; none opposed; report adopted.
Committee Reports:
- ARB Committee report was presented by Janice Lancaster. There were two ARB Requests for this month: 1 paint house and 1 repair and paint damaged exterior house wall.
- Lake/Landscape Committee report was presented by Chairman Nick Miokovic. The two “Yard of the Month” recognitions go to 3137 BL and 4570 SH. The lights that were out at the front entrance was due to a circuit breaker issue. It was reset and the lights are again operational. Nick continues to gather bids for the entrance landscaping that is being updated.
- Newsletter Committee report was presented by Chairman Tom Landon. The newsletter has been published to the web site for all to see. Please continue to submit items of importance to him to have posted for review.
- Tech Committee report was presented by Chairman Nick Miokovic. Nothing to report.
- Social Committee report was presented by Chairman Matt Inman. Nothing to report.
- Declaration Bylaw Committee report was presented by Chairman Janice Lancaster. There was no meeting held for August 2016; nothing to report at this time.
- Clubhouse Interior Committee report was presented by Chairman Matt Inman. Nothing to report.
- Fining Committee – Tom Landon: Tom requested that the prospective fees be reviewed and feedback provided as soon as possible.

- Unit 409 – file lien and foreclosure notice
A motion was made by Tom Landon to move forward with the intent to lien process for account #409; seconded by Matt Inman; 4 for; none opposed; motion adopted.
- Additional lighting – All Phase Electric
A motion was made by Matt Inman to approve the bid from AllPhases Electric for the additional lighting in the pool area for $620.00; seconded by Janice Lancaster; 4 for; none opposed; motion adopted.
- Clean Clubhouse Tile
A motion was made by Nick Miokovic to approve the bid from Clean Image of Orlando for $499.30 for cleaning of the clubhouse tile floors; seconded by Matt Inman; 3 for; 1 opposed (Tom Landon); motion adopted.
- Janitor / Handyman – New Position – Tabled until the September meeting.
