7 P.M. 

  

The meeting was called to order at 7:10 P.M. followed by the Pledge of Allegiance to our Flag.  Board members in attendance were Nick Miokovic, Tony Swiontek, Janice Lancaster and Ron Gulasa, CAM.    Corey Hill and Jen Webster did not attend the meeting.  There was one additional attendee present for the meeting. 

Received the following items in the Board of Directors’ packages:  Agenda, Meeting Minutes for December 15, 2020Treasurer’s Reports for January 19. 2021 and February 16, 2021Manager’s Report for February 16, 2021, Budget / Reserves 2021;  Financial Statements for December 31, 2020; bank reconciliationfor Money Market and Operating Accounts and financial Statements for January 31, 2021 and bank reconciliations for Money Market and Operating Accounts.

  • Treasurer’s Report January 19, 2021: 

The Treasurer’s report was presented by Janice Lancaster for approval.   

A motion was made by Nick Miokovic to approve the January 19, 2021 Treasurer’s Report as presented; seconded by Tony Swiontek; 3 for; none opposed; report adopted.    

  • Treasurer’s Report February 16, 2021: 

The Treasurer’s report was presented by Janice Lancaster for approval.   

A motion was made by Nick Miokovic to approve the February 16, 2021 Treasurer’s Report as presented; seconded by Tony Swiontek; 3 for; none opposed; report adopted.   

  • Manager’s Report – Ron Gulasa, CAM      

A motion was made by Nick Miokovic to accept the Manager’s Report as presented, seconded by Tony Swiontek; 3 for; none opposed; report adopted.   

Committee Reports: 

  • ARC Committee Activity  There were 11 ARC Requests from December 15, 2020 to February 16, 2021.  They are as follows:  Repair Roof; 3 Replace Roof; 2 Paint House; 2 Replace Fence; Replace Windows; Irrigation System and Install Security System.    
  • Lake/Landscape Committee Activity:    Nothing to report.   
  • Newsletter Committee Activity:     Nothing to report.   
  • Tech Committee Activity:    The hard drive for the security system DVR needs to be replaced.  There is a flickering light in the pool area that needs to be checked out.  CAM will address these issues for resolution.    
  • Social Committee Activity:    Nothing to report.   
  • Declaration Bylaw Committee Activity:    Nothing to report.   
  • Clubhouse Interior Committee Activity:  Nothing to report.   
  • Compliance Committee Activity:    Nothing to report.   
  • Budget Committee Activity:   The Treasurer reviewed the budgeted items and Reserves for 2021.  Caution recommended for the remainder of the year.  The reserves will be looked at closely for the 2022 budget.  Overall, everything is looking good for 2021.     
  • Emergency Preparedness Committee:   Nothing to report.

  • Quarterly Assessment Late Fees – Waived how long?   

A motion was made by Janice Lancaster to waive the Assessment Late Fees for the 1st and 2nd Quarters of 2021 due to the continued COVID19 situation; seconded by Tony Swiontek; 3 for; none opposed; motion adopted.   

  • 2021 Projects / Budgeted – See “The Budget Committee Report” for discussion notes.      
  • Clean / Re-seal pool deck pavers     

A motion was made by Janice Lancaster to approve up to $3,000.00 to have all pavers around the pool and clubhouse cleaned and resealed by Pavers of Florida, Inc.; seconded by Tony Swiontek; 3 for; none opposed; motion adopted.        

  • Homeowners Questions and Concerns It was reported that a very aggressive solicitor was working in our neighborhood.  Please report any encounter to the CAM as well as the business that he is representing.  The CAM will then contact the appropriate person to resolve the situation.
