Life after Irma

We are continuing to clean-up after Hurricane Irma. A contract has been signed to replace over 700 feet of fencing with new vinyl fence. The remaining wood fence will be temporally patched till early next year when the Board will go out on bids to get the remaining wood fence replaced.

Bids have gone out to fix the fence on the tennis court damaged by Irma. A contract has been signed to replace wind screen around tennis court, and another contract has been approved to have Blade Runners clean-up all the trees and limbs in the common areas.

My office has been very busy this past month getting the budget ready for approval of the membership, getting bids for a number of projects, preparing for the annual meeting, dealing with preparations for and results of Hurricane Irma in addition to the normal monthly duties.

Annual Meeting

The Annual Meeting will be held on October 17, 2017 at 6:00 PM in the clubhouse.

Election of Board of Directors, with polls closing at 8:00PM and the approval of our 2018 Budget is on the agenda. Please take part by coming to the meeting or at least sign and return your proxy. This will give us the required 30% needed to have a quorum, and continue to do the work necessary to keep The Village of Bryn Mawr the desired place to live in Orlando.

Board of Directors News

Election of the Board of Directors will be held at the Annual meeting October 17, 2017 polls open at 6PM till 8PM. Anyone wishing to run for the Board may be nominated at the Annual meeting or may nominate themselves. They can notify the office of their intentions and have someone nominate them at the Annual Meeting. We currently have six people announced for seven positions. We could use your help.


Common Area News

Completed Projects

New air conditioner in the clubhouse has been installed.  The AC System is a Goodman heat pump system. The outside unit is a 17 SEER, 5 ton, 2 stage unit. The inside air handler is also high efficiency with 2 stages. The two stages allow it to operate in a “high gear” vs. “low gear” mode which will help reduce electrical costs, but still allow a high output of air when needed since the two units communicate with each other to ensure the most energy efficient operation. The thermostat is now digital for more accurate readings and temperature settings. With the new AC we also had to new intakes installed in the hallway for the bathrooms and the manager’s office. For those of you that do use the pool, the hallway for the bathrooms should be cooler compared to that of the past and less stuffy. These new intakes now meet current residential home regulations for airflow.

The new furniture for the clubhouse has been delivered. The old furniture was falling apart, the fabric was severally worn, dated, and just not functional in a clubhouse that requires furniture to be easily relocated when rented.  The new furniture is easy to move, can handle up to 500lbs, and is made to withstand a high level of usage.  We now have two small loveseats, two chairs and one magazine table.  The goal of the new furniture was to get something that went well with the clubhouse, but still allow residents who rented the 1space to have the ability to easily move the furniture, for they are now on wheels.  The magazine table is small and very light, so it can easily be lifted and moved to another place in the clubhouse.  We hope the simplicity, ease of movement, and durability will allow the furniture to last for several years due to its versatility.

The roof was replaced on the clubhouse due to leaks that were appearing.  It received a new color scheme for the exterior that matches our community colors, and the fence around the clubhouse/pool was painted a similar color to match the buildings theme.  The new fence color reduces the glare of the sun for those who use the pool area compared to its old color which was white.

Current Projests

Projects underway include new wind screen and nets for the tennis court, new vinyl fence along Ashford Blvd. Other projects in development include landscaping of the common area, new cameras for greater security at and around the clubhouse, and pool area. Thoughts are being considered about the purchase of a generator for the clubhouse, your input is desired and welcomed.

Bids are being obtained to have the pavers cleaned and sealed to protect our pool deck for years to come. New message boards have been put up at the front door of the clubhouse and at the pool. Check them out as they will have all the up to date news on them.
