First quarter assessments of $150.00 for 2018 are due January 1.

Reminder: If you pay for the year by January 31, the HOA will issue a $50 credit. So you need only send $550.00. We still have a few homeowners owing for 2017, please try to get those arrears paid, to assist us in closing out the books.

Holiday Lighting Contest

The social committee held its Holiday Lighting Contest again this year on Saturday, December 16, from 6 to 9 PM. There were 5 prizes awarded and $20 gift certificates were issued to each winner. The winners were.

What is your IDEA? – Results

Thank you to those who responded to our poll of what we as a community could do together to improve. The results are below and our response rate was roughly 8% of the community.  Average responses to surveys of this nature are typically less than 5%, so we had a fairly good response rate. Your comments welcomed.  You can reach us at cam@brynmawrsouth.com.

  1. When asked what day of the week is best the weekend won overwhelmingly with Sunday being the most popular taking 78% of the vote.  Saturday was behind it with 52%.
  2. When asked what time of the day is best the Early Evening slot, 5 – 7pm, was the most popular with 50% of the vote.  Late Afternoon, 3 – 5pm, and Late Evening, 7 – 9pm, were tied in second with 30% of the vote.
  3. When asked which events would they attend/participate in the Pool & BBQ Party and Holiday Social were tied at 58% while the Spring Community Garage Sale(April) received 29% of the vote.
  4. When asked if they would volunteer to help with social events the majority said no with 54%.  The yes’ had 46%

Taking the above into consideration and performing a cross question analysis allows us to see things in greater detail.  Read between the lines, sort of speak.  When this was performed, we can see Sunday between the hours of 5 – 9pm is the best time/day to have an event at the clubhouse.  Not Saturdays which is the day of choice in the past.  This means having the Pool & BBQ Party and other events that would be at the clubhouse are best held on Sunday from 5 – 9 pm to garner high participation rates.  In addition, when looking at the data and comparing it to those who would help with social events.  The events that had the highest amount of yes’ were the Pool & BBQ Party with Holiday Social and the time/day slot of 5 – 9 pm on Sunday was the most popular.  Thus further solidifying the Sunday at 5 – 9 pm for future events.

The Spring Garage Sale will still be held in April from 8am – 1pm on a Saturday since this event does not require the use of the clubhouse.  Most garage sale customers typically shop in the morning hours and we want to respect those who may attend church services on Sunday mornings.

We hope the new day and time for the 2018 events will bring a high attendance rate as well as volunteer rate, so we can continue to host events for the community.  It truly takes a village to make events come together.


Common Area News

Replacement Fence

Issues with the permitting process still continues with the new vinyl fencing project. Some say it is because of all the red tape involved in that we are considered to be a Commercial rather than a Residential applicant. We are staying on top of it and hope to see action real soon. All we can do at this point is reach out to every one we can, and have been doing so, in an attempt to expedite matters. Please bear with us as we are as concerned as you. Thank you for continued patience.

2017 Accomplishments & Current Projects

On a more positive note, the HOA saw many improvements this past year. We have installed a new roof, A/C system, repainted the exterior of the clubhouse, replaced the old clubhouse furniture, replaced the microwave, and have replaced the security camera system for the clubhouse. In addition, we have new lighting and resealed the pavers at the pool, repaired the fence at the pool, and installed new wind screens for the tennis courts. The Landscaping Committee is working on mulching the common areas, which we hope to have completed this month.  The Board has also purchased gutters for the clubhouse in an attempt to prevent further erosion from occurring in the beds due to runoff.  We hope to have these installed in about 10 – 12 weeks.


Board of Directors meeting

The next Board of Directors meeting is Tuesday, January 16, 2018 which will be held at 7pm in our clubhouse. As always, the meeting is open to homeowners and residence with a portion of the meeting, at the beginning, open for you to give your input and suggestions.  We look forward to seeing you there.
