Board of Directors Meeting  

November 17, 2020 

Clubhouse  3149 Bridgehampton Lane 

7 P.M. 

The meeting was called to order at 7 P.M. followed by the Pledge of Allegiance to our Flag.  Board members in attendance were Nick Miokovic, Tony Swiontek, Jen Webster, Janice Lancaster and Ron Gulasa, CAM   Corey Hill did not attend the meeting.  There were 2 additional attendees present for the meeting. 

Received the following items in the Board of Directors’ packages:  Agenda, Meeting Minutes for October 20, 2020Organizational Meeting Minutes October 20, 2020 new BOD, Treasurer’s Reports for November 172020, Manager’s Report for November 17, 2020, Financial Statements for October 31, 2020 and bank reconciliationfor Money Market and Operating Accounts.

  • Meeting Minutes for October 20, 2020 Regular Meeting

A motion was made by Janice Lancaster to accept the October 20, 2020 Organizational Meeting Minutes as presented; seconded by Jen Webster; 4 for; none opposed; motion adopted.    

  • Treasurer’s Report November 17, 2020: 

The Treasurer’s report was presented by Janice Lancaster for approval.   

A motion was made by Jen Webster to accept the November 17, 2020 Treasurer’s Report as presented; seconded by Tony Swiontek; 4 for;  none opposed; report adopted.   

  • Manager’s Report – Ron Gulasa, CAM       

A motion was made by Jen Webster to accept the Manager’s Report as presented, seconded by Tony Swiontek; 4 for; none opposed; report adopted.   

 Committee Reports: 

  • ARC Committee Activity  There were 7 ARC Requests from October 20, 2020 to November 17, 2020.  They are as follows:   3 new roof, remove tree, new fence, replace wooden deck, and paint house.  
  •  Lake/Landscape Committee Activity:  Nothing to report.      
  • Newsletter Committee Activity:     Newsletter to be published this next week.    
  • Tech Committee Activity:  Nothing to report  
  • Social Committee Activity:    Nick will be setting up a virtual food drive for the holiday season.  Information regarding donations will be published on the web site and sent out electronically to the homeowners.    
  • Declaration Bylaw Committee Activity:    Nothing to report.      
  • Clubhouse Interior Committee Activity:  Nothing to report.       
  • Compliance Committee Activity:     Nothing to report.       
  • Budget Committee Activity:   Nothing to report.      
  • Emergency Preparedness Committee:   Nothing to report.      

Old Business:     NONE  

New Business:    

  • Holiday Decorations Entrances and Clubhouse – Minimal community decorations will be displayed this year.  The clubhouse will have minimal decorations as well.  This is due to the COVID – 19 situation.    
  • Increase CAM Spending Amount   

A motion was made by Nick Miokovic change the CAM’s spending allowance from a $200.00 maximum to $1,000.00 maximum; seconded by Jen Webster; 4 for; none opposed; motion adopted.   

  • Christmas HOA Lighting Contest     

A motion was made by Nick Miokovic to have the Bryn Mawr HOA’s Annual Lighting Contest on December 20, 2020 from 5 P.M. to 7 P.M. with five recognition awards consisting of a $20.00 Publix Gift Card for the 

 five winners; seconded by Janice Lancaster; 4 for; none opposed; motion adopted.   

  • Employee Christmas Bonuses     

A motion was made by Janice Lancaster to give the housekeeping vendor a $50.00 Christmas Bonus and the CAM a $100.00 Christmas Bonus in the form of Publix Gift Cards; seconded by Jen Webster; 4 for; none opposed; motion adopted.    

  • Homeowners Questions and Concerns:  Homeowners in attendance expressed their appreciation for the community cleanup accomplishments.  Also mentioned was the addition of the new playground equipment and how much it is being used.   A thank you was expressed to the BOD and CAM for a job well done.
