Clubhouse  3149 Bridgehampton Lane 

7 P.M.  

The meeting was called to order at 7 P.M. followed by the Pledge of Allegiance to our Flag.  Board members in attendance were Nick Miokovic, Matt Inman, Tony Swiontek, Corey Hill, Jen Webster, Janice Lancaster and Ron Gulasa, CAM.  There was 1 additional attendee present for the meeting. 

Received the following items in the Board of Directors’ packages:  Agenda, Meeting Minutes for August 18, 2020Treasurer’s Reports for September 152020, Manager’s Report for September 15, 2020, Financial Statements for August 31, 2020 and bank reconciliationfor Money Market and Operating Accounts.

The Treasurer’s report was presented by Janice Lancaster for approval.

  • Manager’s Report – Ron Gulasa, CAM      

A motion was made by Nick Miokovic to accept the Manager’s Report as presented, seconded by Janice Lancaster; 5 for; none opposed; report adopted.   

Matt Inman joined the meeting via remote access at 7:15 P.M. 

 Committee Reports: 

  • ARC Committee Activity  There were 9 ARC Requests from August 19, 2020 to September 15, 2020.  They are as follows:   8 replace roof; 1 replace windows.     
  • Lake/Landscape Committee Activity:    One of the owners of BladeRunners passed away August 29, 2020.  A sympathy / condolence acknowledgement was sent to the business address on behalf of the Bryn Mawr Community.  Projects are continuing under the guidance of the second partner.    
  • Newsletter Committee Activity:     Newsletter is expected to be published by October 1, 2020. 
  • Tech Committee Activity:    Nothing to report.   
  • Social Committee Activity:    Nothing to report.   
  • Declaration Bylaw Committee Activity:    Nothing to report.

A motion was made by Nick Miokovic to remove this item from the Agenda; seconded by Corey Hill; 6 for; none opposed; motion adopted.  

New Business:    

  • Tree Removal by Sawgrass Apartments’ Wall   

A motion was made by Janice Lancaster to approve the tree removal by Sawgrass Apartments’ wall as required by City of Orlando Code Enforcement notification for $4,000.00 by BladeRunners Landscaping; seconded by Jen Webster; 5 for; none opposed; motion adopted.   

  • Reseal and Stripe Parking Lot   
  • A motion was made by Nick Miokovic to approve the bid of $2,436.00 to repave and restripe the clubhouse parking lot; seconded by Jen Webster; 6 for; none opposed; motion adopted.   
  • Playground Equipment    
  • A motion was made by Janice Lancaster to approve up to $4,000.00 for playground equipment to include taxes, shipping, and installation; seconded by Jen Webster; 6 for;  none opposed; motion adopted.   
  • Replace Three Irrigation Timers     

A motion was made by Nick Miokovic to replace three irrigation timers for up to $800.00; seconded by Janice Lancaster; 6 for; none opposed; motion adopted.   

  • Review 2021 Proposed Budget and Reserves   

A motion was made by Nick Miokovic to approve the Proposed Budget for 2021 to be presented to the Membership for approval at the Annual Meeting in October 2020; seconded by Corey Hill; 5 for; 1 abstained (Matt Inman); opposed; motion adopted.   

Annual Election  

  • Voting Suspension – 2 quarters or more delinquent HOA Dues   

A motion was made by Janice Lancaster to suspend voting rights for any property / account that owes $300.00 or more for the 2020 Annual Meeting; seconded by Nick Miokovic; 6 for; none opposed; motion adopted.   

  • BOD Resumes   

A motion was made by Nick Miokovic to include Board of Directors’ Resumes in the Annual Meeting Package that will be mailed to the Membership for the October 2020 Annual Meeting; seconded by Jen Webster; 6 for; none opposed; motion adopted.    

  • Confirm date:    

A motion was made by Nick Miokovic to hold the October 2020 Annual Membership Meeting at 6 P.M. on October 20, 2020; seconded by Tony Swiontek; 6 for; none opposed; motion adopted.   

  • E-Mail blast verbiage and dates for Annual Meeting    

A motion was made by Janice Lancaster to send E-mail blast messages to the membership prior to the October 20, 2020 Annual Meeting; seconded by Nick Miokovic; 6 for; none opposed; motion adopted.
