Board of Directors Meeting

7 P.M.
The meeting was called to order at 7:01 P.M. followed by the Pledge of Allegiance to our Flag. Board members in attendance were Linda Smith, Matt Inman, Brian Wade, Tony Swiontek, Janice Lancaster and Paul Anderson, CAM. Nick Miokovic was unable to attend the meeting. There was one additional attendee present for the meeting.
Received the following items in the Board of Directors’ packages: Agenda, Meeting Minutes for April 17, 2018, Treasurer’s Report for May 15, 2018, Office Manager’s Report for May 2018, Delinquents & Foreclosure Report, 2018 Budget and Reserves Account Information, OUC bill analysis, Camera Replacement / Service estimate, tennis court net replacement costs, Financial Statements for April 30, 2018, and bank reconciliation worksheets for Money Market and Operating Accounts.

Guest Speaker – Susan Harris, Deputy Director of Communications and Neighborhood Relations Orlando
Ms. Harris brought several documents to pass out to our community related to HOAs and services that are provided by the City of Orlando. She talked about the training seminars that are offered on a regular basis specifically for HOAs. Pamphlets containing pertinent information regarding contact numbers for services offered by the City of Orlando were provided for our welcome packets for new residents. Brought to her attention was the exposure of pipes along Ashford Blvd. where erosion has occurred in the drainage ditches. This has caused wall footings to be exposed, weakening the stability of the walls. This is occurring in the Chatsworth’s area along Ashford Blvd.

- ARC Committee Activity: There were 8 ARC Requests for this month. They are as follows: 5 replace roofs; replace window; replace sliding door and porch; and deck and fence painting.
- Lake/Landscape CommitteeActivity: Nothing to report.
- Newsletter CommitteeActivity: May has been posted to the Web Site. Please forward any updates for June as soon as possible.
- Tech CommitteeActivity: No Report.
- Social CommitteeActivity: So far there are six volunteers for the June 24, 2018 BBQ event. Planning for the food menu and the vendor is underway and expected to be selected soon. A motion was made by Matt Inman to spend up to $1,200 for the BBQ event; seconded by Janice Lancaster; 5 for; none opposed; motion adopted.
- Declaration Bylaw Committee Activity: No Report.
- Clubhouse Interior Committee Activity: Nothing to Report.
- Compliance CommitteeActivity: Nothing to Report.
- Budget Committee Activity: Janice requested that all Directors start thinking of their needs for the 2019 Budget Year. Committee meetings will begin late July / early August 2018 to develop the budget for next year.
- Emergency Preparedness Committee: No Report.

- Generator for Clubhouse: No Report.
- New Front Door: No Report.
- New Cameras: No Report.
- Dixie Bell Bryn Mawr Sign: No Report.
- Leak Doctor – pool area leak detection: Pending follow up with the pool vendor for possible leak situation.
New Business:
- Purchase new Tennis Nets: Tabled
- Purchase Painting for wall over cabinet in clubhouse: A motion was made by Matt Inman to purchase the painting for $31.95 for the wall over the cabinet in the Clubhouse; 5 for; none opposed; motion adopted.
- Coffee Table Replacement: A motion was made by Matt Inman to spend up to $200.00 for a coffee table type furnishing for the clubhouse to replace the broken table; 5 for; none opposed; motion adopted.
